2018 Fall Must Haves

I love Fall. I love it for all of the colorful fall leaves, harvest season, pumpkin pie, and the cool weather. Of course the fact that Halloween is during the fall is a huge perk (I am the BIGGEST Halloween fan; it’s my favorite holiday). That is why I felt the need to make a Fall Must Haves post this year.

We have a new home and that means decorating it for fall for the first time ever. We never really had indoor or outdoor seasonal decorations before now because we have always lived in small places where we didn’t have storage so what we had out was what we owned (for the most part anyway).

Things To Look For As a First Time Home Buyer

I never realized how unprepared I was going to be when we started looking for our first home. (I also never knew I would be on such a time crunch when it happened, but here we are.) I always thought my background in leasing homes with the family business and selling manufactured homes would give me enough to go off on when starting the house hunting process, but boy was I wrong.  Being a first time home buyer is not an easy task; there is so much that I didn’t know when we started this process.

I knew nothing about loans, down payments, or the fees that come with buying a house. It is such a more in depth process to buy a real house over buying a manufactured home/trailer. I will forever say this is my first house even though I bought a trailer years ago. It wasn’t the same- it never felt like it was my house. Now, let me tell you what I’ve learned these past few weeks.

1. Buying a home is a slow process.

I never realized just how slow of a process it is. Don’t expect to be able to buy a house in a month or two unless you have a buttload of money laying around. It has taken us approximately two months to even really start getting ready to get a pre-approval for a home loan. It has been a lot of work and we still have a long way to go before we get our pre-approval.

Remember that after getting the pre-approval then you have to find the perfect house and closing after that takes another 32-45 days. It is such a slow process and not fun when you are on a time crunch.

2. Get your financials in order.

Before you even get started get your financials in order. This means getting your down payment and first months mortgage saved up. You will also want to look at your debt to income ratio because you might need to get rid of some debt in order to get approved for a loan. We got stuck in that boat and had to pay off debt before we could move forward. That also means that we have to save up half of our down payment all over again. Try to think ahead if you can; it will really help in the long run.

3. Don’t take no for an answer.

Everyone told me to just go with what our real estate agent and broker were telling us, but we quickly learned that isn’t always the case.  We ended up finding a second agent and a second broker and were able to get the help that we needed.  Our first broker wouldn’t attempt to run my credit so that I could be on the mortgage, but the second was more than willing and it actually helped us to get a better loan option!  Our second real estate agent was also better suited for us because she is highly responsive and is willing to answer all of our crazy first time home buyer questions that pop into our heads!  It is very important to find the right broker and real estate agent for you and your family.  Shop around if you have to before picking the perfect ones for you.  Don’t be afraid to move on to another company or agent if you aren’t getting the service that you need from your first choice.

4. Go through your possessions.

This isn’t mandatory, but you don’t really want to move crap you don’t use so while you wait for this slow process to work it’s magic go through all your stuff and start to clear out everything that you don’t use or won’t use at your new home. We started doing this by going through everything in the attic. It has been great to clear out things that we haven’t used in years and don’t plan to use in the future.

Keep That Energy Up By Staying Caffeinated While Moving

Moving can be a very taxing task and one thing that I know is that my family needed to stay caffeinated in order to keep up with the fast move from one house to another. We moved 30 minutes away and were not using movers of any sort! We knew that we wouldn’t have the extra money to put toward movers so instead we sought out help from family and friends.

During the moving process the first thing I did was stock up the fridge with beverages and made sure to unpack the coffee maker so that we would be able to make enough coffee for everyone that would be helping out as well as crashing at our new house!

Our new Ninja Coffee Bar was a hit! We were able to brew a carafe in the morning for everyone and throughout the day we could brew another carafe or people could quickly brew a single cup for themselves if they wanted it. This made everyone happier with our long days working away at the house.

The Ninja Coffee Bar is especially helpful because it does have the ability to brew the carafe or the single cup of coffee as well as it has the ability to froth milk if you are wanting to make a latte. This last part is especially important to me because I love lattes and now I can make my own at home. This saves me money, time, and sanity! We just all loved having the ability to make coffee the way we wanted it when we wanted it.

We pair our Ninja Coffee Bar with our new Vremi Coffee Grinder! The Coffee Grinder gives us the ability to have fresh coffee that has a bolder taste every day. It has allowed us to realize that we were missing out by purchasing pre-ground coffee all these years.  There is something extra tasty about coffee that is made with freshly ground coffee beans.  I don’t know the science behind it, but it must have a more potent flavor because it is able to hold it all inside until the bean is ground up.

Of course an added plus is the fact that this coffee grinder and coffee bar look like they should come together.  Their sleek black designs match most modern kitchens.  Our kitchen is a little bit of a hodge podge of different appliances since we have not had the chance to upgrade the stove and fridge that came with the house, but that’s okay.  While those big appliances are white I am pleased with the fact that all of our small kitchen appliances are black and look great with our newly painted purple walls.

So go get caffeinated with some new coffee products!

Finding The Right Wash System For Your New House

We are currently house hunting for our first house and there is so much to consider when purchasing a new house.  One thing I have noticed from looking at houses is that most houses do not come furnished with a wash system.  This is more than likely due to the fact that the family selling the home loves their washing machine and dryer; they just cannot part with them.  I can understand that.  That is why I have been looking into all of the different options out there and thanks to Best Buy and my sister-in-law I have figured out what I need in a wash system in my home.

My Dream Washing System

My dream washing system comes with some very important features.  One of these features is a large capacity washer and dryer.  I find this to be important because as a family with a little boy in the house we go through so much laundry and we plan on adding more children to the mix in the future.  A larger capacity machine means that we can wash more laundry at once and have less loads to run.  (I need to save all the time I can on menial tasks like washing and drying laundry.)

Another feature that I am in love with is the steam option.  The LG TwinWash system comes with a washing pedestal.  This SideKick pedestal is more than just a storage unit (its not), instead it allows you to run a simultaneous small load of laundry.  This is perfect for those messes you want to clean fast or to be used for a small load of dedicates that you don’t want mixed in with your regular wash.  If you have little ones that make messes on their clothes this addition is very helpful because you can quickly wash the soiled clothing so that the stains don’t set and they look like new again.

Upgrading Our New Bed With Premium PeachSkinSheets

As you may now know from my previous post about getting a good night sleep we just got a new mattress and bed frame.  After getting these new items in our possession I knew it was time for an upgrade for the bed and that meant new sheets for our new bed and who better to get them from then PeachSkinSheets?

If anything buy them because of this cute puppy dog!  But no really I am in love with the set of sheets that was sent to me to review from PeachSkinSheets.   There are many reasons as to why I am in love with these sheets so let me tell you all about them and why they are the perfect sheets for myself and my hubby.

18″ Deep Sheets

This is the first reason why I love these sheets.  I hate when I struggle to put the sheets on my mattress and now with a memory foam mattress it is even harder to find sheets that are deep enough to go over the thick mattress.  Many memory foam  mattresses are 12″ or more in depth since you don’t have a box spring in use you are getting all of your height from the mattress itself.  These sheets fit over my new bed (mattress) well and even have some extra room so that I am not struggling to pull the sheets on and off of the bed.

Hypoallergenic

This is a huge selling point for me because I suffer from eczema and during the winter months it is even worse.  One thing that does seem to affect it is some materials and when you are sleeping you are all over the material.  I would hate to break out in more patches of eczema than I already have.  This is also great for people who have allergies because this is great for them.

Anti-Pet Hair

Hahaha. I love that title.  Seriously though, this is an important one for me because I have two cats that love to lay on my bed.  The material is made in such a way that pet hair does not weave itself into the fabric.  This is huge because it helps to keep pet hair from staying attached to the sheets and will wash away leaving my sheets looking new and hair free after every wash.

What PeachSkinSheets Have to Offer

While I chose a neutral color because I was unsure if I would be getting a new bedspread for our bed as well, they also offer a wide variety of colors.

I chose the Brushed Silver that I would have to say is a nice light shiny grey color that goes very well with our room right now.  If I were to select other favorites I would have to say they would include the Deep Crimson Red and the Mariner Blue because of their deep bold colors.  Sometimes you want a splash of color and this can be the way that you get it in your room.  On the other hand if you have a room that already has a bold color in it you may want to go with one of the lighter or more neutral colors for your sheet set.

Looking at these colors in a picture might seem a little deceiving and that is why they offer free swatches so that you can see what the color looks like in person.  We all know that phone screens and computer screens can all make colors look a little different and that is why this is such a cool feature that I have not seen before.
